Fixing a Toilet Ceiling Leak in Dataran Sunway

A well-known coffee chain in Dataran Sunway was facing a serious plumbing leak above the customer toilets. Water was dripping through the ceiling light fittings and keeping the cubicle floor constantly wet. Beyond looking bad to customers, this problem created real safety, hygiene, and electrical risks.

FMM by Recommend.my was engaged to diagnose and repair the issue quickly, while keeping disruption to store operations as low as possible.

Like many multi-outlet F&B brands, they rely on FMM by Recommend.my to handle day-to-day facilities issues such as plumbing, air-conditioning, and electrical faults. Our role is to help them protect their brand standards, control maintenance costs, and keep all locations safe and operational.

The Problem: Persistent Leak Above the Toilets

Branch staff noticed that the toilet cubicle floor was always wet, even after cleaning. On closer inspection, they saw water dripping directly from a recessed ceiling light fitting above the cubicle.

When our team arrived on site and accessed the false ceiling above the toilets, we confirmed the source:

  • A leaking plumbing pipe in the ceiling void above the toilet area
  • Water pooling and then finding its way out through the light fitting cut-out

Because the leak was continuous, the floor remained wet and there were clear signs of water staining around the light fitting and on the ceiling structure.

Why This Was a High-Risk Issue

A leak like this inside a customer toilet is more than just an inconvenience. It touches multiple risk areas for any retail or F&B brand:

  • Safety and liability: A constantly wet toilet floor is a slip-and-fall hazard for both customers and staff. Any injury could result in medical costs, legal claims, and damage to the brand.
  • Electrical hazard: Water travelling through a ceiling void and exiting via a light fitting is extremely dangerous. It increases the risk of short circuits, tripping of breakers, electric shock, and in extreme cases, fire.
  • Hygiene and customer perception: Toilets are a key hygiene touchpoint for any coffee chain. A damp, musty cubicle with visible leaks sends the wrong message about cleanliness and standards, and can drive customers away.
  • Structural and long-term damage: Continuous moisture in the false ceiling can lead to mould growth, damaged ceiling boards, rusted fittings, and even damage to the floor structure below. Left unchecked, this can turn into a much more expensive repair.
  • Operational disruption: If the toilets need to be closed for safety, the outlet’s ability to serve dine-in customers is affected, which directly impacts sales and guest satisfaction.

Given these combined risks, our client needed a fast, reliable repair, done in a way that would also make future maintenance easier.

Our Solution: Fix the Leak and Improve Control

FMM by Recommend.my deployed an experienced plumbing team familiar with commercial F&B environments. Our goal was to stop the leak safely, protect the electrical fittings, and give the client better isolation control for future incidents.

Our approach included:

  1. Investigation and isolation
We carefully removed sections of the false ceiling to access the plumbing lines above the toilets. The team identified the exact leaking point along the grey plumbing pipes. Water supply to the affected line was then safely isolated to prevent further leakage during repair.
  2. Plumbing repair and stop cock installation
The faulty or poorly sealed section of pipe was repaired and resealed. At the same time, we installed new stop cocks (shut-off valves) on key lines to allow outlet and maintenance teams to quickly cut water to the affected section in future, without shutting down supply to the whole store.
  3. Testing, drying, and reinstatement
Once repairs were complete, we pressure-tested the line and monitored the area around the previous leak point and light fitting opening to confirm there was no more dripping. The team allowed the space to dry, ensured the electrical fitting was safe to use again, and then reinstated the false ceiling panels. Finally, we cleaned the toilet area so it could be reopened to customers.

Throughout the work, we coordinated with outlet management to time noisy or disruptive activities to quieter periods, helping the branch stay operational.

Results and Impact

After the repair:

  • The leak above the toilet was completely resolved; no more water was observed around the light fitting or on the cubicle floor.
  • The slip risk inside the toilet was removed, improving customer and staff safety.
  • The immediate electrical hazard was eliminated, reducing the risk of short circuits or shocks.
  • The toilet environment became drier and more hygienic, restoring customer confidence in the outlet’s cleanliness.
  • With new stop cocks installed, the client now has better control over water supply to that section of plumbing, allowing quicker isolation if any future issue arises.

For a high-traffic coffee chain outlet in a busy commercial area like Dataran Sunway, this meant they could continue operating with minimal downtime, while protecting their brand standards.

What This Means for Facilities and Operations Teams

This case highlights common challenges for F&B and retail brands with multiple outlets across Malaysia:

  • Hidden plumbing issues in false ceilings can escalate quickly into safety, electrical, and structural problems.
  • Toilets are a small part of the floor plan but a big part of customer perception and compliance.
  • Without proper isolation points (such as stop cocks), even simple leaks can force wider shutdowns and cause unnecessary business disruption.

By partnering with FMM by Recommend.my, facilities and operations teams get access to a nationwide network of vetted plumbing, electrical, and general maintenance technicians. For chains that already use internal ticketing systems, our team can integrate with your workflow so branch staff log issues as usual, while we handle dispatch, repair, and single-supplier invoicing in the background.
