A leading convenience store brand in Malaysia faced a serious plumbing issue behind the counter at one of its outlets. The coffee machine drain was overflowing, and the connected floor pipes were badly clogged.
What looked like a “small leak” turned out to be a high‑risk problem: dirty water, coffee sludge and debris were backing up through the floor drain, creating hygiene, safety and operational risks for the outlet.
FMM by Recommend.my was engaged to inspect and restore the drain, and to help the brand reduce the chance of the problem coming back.

The Client and Location
The job took place in the Klang outlet of one of the country’s best‑known chains. Like many multi‑outlet brands, this client relies on coffee and hot drinks to drive both footfall and basket value throughout the day.
The coffee machine is installed near a floor drain, with:
- A coffee machine exit hose discharging into a floor pipe
- Floor piping carrying the waste water from the counter area into the main drain line
Any failure here directly affects the drink station, staff workflow, and overall customer experience.
The Problem: Coffee Machine Exit Pipe and Floor Drain Clogged
What was happening on site
From the photos and site notes, our team confirmed several connected issues:
- Overflowing coffee machine exit pipe
The white PVC pipe and the grey corrugated hose (coffee machine outlet) were overflowing. Dark, dirty liquid, mixed with fine particles that looked like coffee grounds, was pooling around the pipe and on the floor. - Clogged floor drain and floor pipes
The nearby rectangular floor drain was completely filled with thick, brown, sludgy liquid and debris. The drain cover was coated with the same material. When our technician snaked the piping, they found that the floor pipes were clogged further downstream. - Evidence of a long‑standing issue
Water stains and residue around the base of the floor pipe showed that overflow had been happening for some time, not only on the day of the visit.
In simple terms, the coffee machine had nowhere for its waste water to go. Instead of draining away, it was pushing back up through the floor drain.

Why This Was a Serious Risk for the Business
At first, a clogged drain may look like “just a housekeeping problem”. But for a convenience store operator, the implications go much deeper.
1. Health, hygiene and compliance risks
The floor drain and pipe were filled with stagnant, dirty water mixed with organic sludge (likely coffee grounds and other food residues). Left unattended, this can:
- Become a breeding ground for bacteria and odour
- Attract pests such as cockroaches and flies
- Create visible dirt and staining around food and beverage equipment
For any outlet that sells food and drinks, this can put them at risk of failing hygiene audits or local council inspections, and may trigger complaints from customers.
2. Safety and staff productivity
Standing liquid on a tiled floor is a clear slip hazard. Staff working around the coffee machine need to move quickly, especially during peak hours. A wet, sticky floor greatly increases the chance of an accident.
In addition, staff time was being wasted on frequent mopping, basic unclogging attempts, and cleaning around the drain, rather than focusing on serving customers.
3. Revenue and brand impact
When the coffee machine cannot drain properly, the outlet is forced to:
- Turn off the machine or limit usage, losing drink sales
- Delay service while staff clean or manage the overflow
For a high‑traffic convenience store, hot drinks and coffee are important for margin and for brand perception. A machine that is “temporarily unavailable” or a counter that looks dirty or smells bad can quickly affect customer trust and repeat visits.
Over time, repeated emergency call‑outs for the same issue can also push up maintenance costs, compared to addressing the root cause properly and putting in a preventive plan.
Our Approach: From Emergency Fix to Root Cause
The outlet’s facilities team raised the issue to FMM by Recommend.my, and we deployed a verified technician from our network with plumbing and F&B equipment experience.
Our process followed four steps:
1. On‑site safety and initial assessment
The technician first made sure the area was safe to work in. They restricted movement around the slippery floor while work was in progress. They then inspected the full flow path: from the coffee machine exit hose, into the floor pipe, down into the floor trap and connecting floor pipes.

2. Clearing the blockage at the floor drain and pipes
Based on the inspection, it was clear the main obstruction was in the floor trap and downstream floor pipes. The technician:
- Removed the floor drain cover and exposed a thick layer of sludge inside the trap
- Manually scooped and scraped out accumulated coffee grounds, fine particles and other debris
- Used a plumbing snake (long metal rod) to break up and dislodge deeper blockages within the floor piping
- Flushed the line with water to carry away loosened material and confirm that water now flowed freely
This step addressed both the visible blockage and the hidden restriction further along the pipe.

3. Restoring and testing the coffee machine drain
Once the floor pipes were clear, the technician focused back on the coffee machine outlet:
- Checked the coffee machine exit hose connection into the floor pipe to ensure it was secure and correctly positioned
- Worked with staff to run drainage tests by operating the machine’s rinse or flush cycle and observing water flow at the floor drain
- Monitored for any backflow or slow drainage
The tests showed that water now drained smoothly, with no further overflow from the floor pipe or floor trap.
4. Cleaning, sanitising and documenting
After restoring proper drainage, the technician:
- Cleaned and wiped down the area around the drain, pipe and floor tiles
- Removed visible residue and staining as far as possible
- Ensured the floor was dry to remove immediate slip risks
Before leaving, the technician recorded photo evidence and notes, which were shared back to the client’s facilities team. This documentation helps the brand track problem patterns across outlets and make better maintenance decisions.
Results for the Outlet
By the end of the visit, the outlet had:
- Fully restored drainage from the coffee machine outlet through to the floor pipes
- A dry, safe floor around the drink station, reducing slip risk and staff complaints
- Improved hygiene at the drain area, reducing odour and the chance of pests
Operationally, the outlet could return to normal use of the coffee machine without staff having to constantly mop or manage overflow.

Preventing Recurrence: Recommendations for Multi‑Outlet Brands
From this case, there are important lessons for any F&B or convenience store chain in Malaysia:
- Coffee grounds and food residues should not build up in floor traps
Over time, fine coffee particles, sugar, milk residue and other organic matter can form thick sludge in floor traps and pipes. Regular scheduled cleaning of traps and drains is essential, not just surface mopping. - Drain lines for equipment must be part of planned maintenance
Coffee machines, chillers and other equipment that discharge to floor drains need more than just equipment servicing. The full drainage path (hoses, traps and floor pipes) should be checked and flushed on a planned schedule. - Early reporting reduces cost and disruption
Small signs—slow drainage, minor backflow, stains around the pipe, or recurring bad smells—often appear before a full overflow. When staff can quickly log these issues and get a fast response, the outlet avoids full shutdowns, deep cleaning and potential compliance problems.
Working with a facilities maintenance partner that understands both F&B operations and plumbing systems makes it easier to design the right schedule and response plan.
